Modern housing options near the University of Oklahoma will be available in the summer of 2010 when “new urban” condominiums open at the edge of campus, just across the street from the popular Mont restaurant in Norman. LOFT 401 will be a boutique condominium development offering spacious elegance with 10-foot ceilings, expansive glass walls and airy floor plans emphasizing natural light, complementing hardwood floors, pendant lights, and a European cabinet package with stainless steel appliances and fixtures. The building will use high-quality construction methods, with emphasis placed on energy efficiencies and acoustical design considerations. The project’s vision was developed by Mark Risser, president of B3 Development Corporation. Risser, a Norman native and graduate of Norman High School and the OU College of Architecture, seeks to create a modern living community concept focusing on the principles of New Urbanism, while also honoring the traditional University community. “Having lived in Norman for so many years, I understand the importance of convenience and access to both campus and city amenities. This project will set a new standard for urban living in Norman and will provide an exciting housing option,” Risser stated. “Walkability” was a key factor in the site selection for the LOFT 401 project, located just west of the corner of Boyd Street and Classen Boulevard. Most campus buildings, Campus Corner, and the Oklahoma Memorial Stadium will be within easy walking distance.
Equally important to the project’s location is the quality of the architecture. Risser graduated from the University of Oklahoma in 1992 with a dual degree in Architecture and Construction Science. Risser has a deep admiration for the Norman and the University of Oklahoma, and is committed to enhancing the built environment in this community. He described the project as “elegantly simple with design emphasis placed on materials, construction methods, building massing, details, and creating important elements specifically intended to enhance the pedestrian experience. Minimal setbacks and high-quality public improvements will create a lively streetscape experience. Landscaping features create human comfort and a sense of place, while simultaneously providing privacy and security for the development.”

LOFT 401 offers a variety of floor plans including a one-bedroom/one-and-a-half bath two-story loft unit, multiple two-bedroom/two-bath units, as well as multi-level penthouse suites. Balconies will be available in select units, and the penthouse units will boast expansive balconies with impressive views of Norman and the OU campus. Prices for the one-bedroom loft condominiums start in the $150Ks.
Risser and project partner Gregg Bell have chosen a local firm to promote the property. “We are extremely excited to have David Box, Andy Ridley, and Julie Shubert of Box Ventures leading our sales and marketing efforts.
